We are taking a step back from intensive production and instead growing our education programming by increasing hands-on experiences for our community including local youth, culinary professionals, entrepreneurs, farmers, and any other parties interested in acting as stewards to the land.
This unique position is a great opportunity for someone with a facilities/maintenance background who also has some particular skills in the residential space - perhaps from working for a large landlord or an entity such as a church, assisted living facility, or school that had some residences it maintained.
This role is a bit of a hybrid role.
In part of your position you would be responsible for a wide variety of maintenance duties here at beautiful and historic Carnation Farms.
The facilities team of 3-5 people maintain buildings and equipment on our 818 acre farm with highest priority of service focused on repairs and maintenance to keep the farm running! We are a busy working farm with many of our farm employees living in residences here on the farm.
So, this role would specifically be the main project manager and maintenance tech for those residences and the tenants in addition to tackling other projects on the farm.
The Residential Maintenance Technician is responsible for the upkeep and maintenance of multiple homes, buildings and grounds, and performs highly diversified duties to include but not limited to:
repairing flooring, drywall, appliances; troubleshoot and repair plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms, etc.
), and HVAC systems; painting (interior and exterior); and cleaning prior to a new resident moving in.
Directly responsible for daily management and oversight of the commercial and residential rental portfolio of assets, which includes maintaining a quarterly walk-through and inspection schedule, developing and maintaining a schedule of repairs, responding in appropriate timeframes to repair requests, maintaining inventory lists for each property, completing move in and move out walk through.
Completes work orders accurately in a timely manner.
Effectively able to monitor rental market trends in the immediate geography and determine trends in leasing at other farms across the county and evaluate those trends to make recommendations to HR and management in alignment with our nonprofit goals.
Responds immediately to and may lead the response to all life safety alarms.
Installs, troubleshoots and repairs low and high voltage electrical systems.
Repairs and installs lighting equipment.
Installs, repairs and maintains plumbing systems.
Installs, repairs and maintains HVAC system.
Performs preventive maintenance and repair of kitchen equipment.
Performs preventive maintenance and repair of residential appliances.
Receive and investigate requests for maintenance or safety improvements in resident units, common areas or to the exterior of buildings.
Work in conjunction with Facilities Director to schedule and make vacant units ready for re-rent within 10 days of a tenant vacating.
Make needed repairs, refer to supervisor, or contract with outside vendor as appropriate.
Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs.
Types of repairs includes, but are not limited to, the following:
o Perform interior painting and touch-up exterior painting, as needed.
o Perform necessary sheet rock repairs/texturing.
o Perform minor electrical repairs, such as replacing fixtures and switches.
o Perform minor appliance repairs and/or recommend replacement.
o Perform plumbing repairs, including replacing/repairing toilets and faucets, and auguring drains.
o Re-key locks.
Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm to building and/or tenant.
Develop and implement preventive maintenance programs for equipment and systems, as appropriate and needed.
Understand the functions of fire control, water and other building systems.
Routinely observe these systems to determine that they are working properly and educate other staff members as needed about the functioning of these systems.
Perform interior and exterior janitorial duties.
This may consist of cleaning windows, vacuuming, cleaning common areas, and sweeping stairways.
Respond to janitorial emergencies i.

, accidents in public areas, plugged toilets, etc.
Carry cell phone and respond quickly to emergency calls.
Take rapid action(s) to solve urgent problems and damage or harm to buildings and/or tenants.
Purchase/order supplies, equipment or services, to meet routine maintenance, janitorial or grounds needs and for special projects.
Move furniture, changes light bulbs and assists with pest control.
Track maintenance work orders, vacancy and preventative maintenance on a computer spreadsheet.
Educate tenants about the correct use of house amenities.

Respond quickly to building related emergencies after business hours and on weekends as part of an on-call rotation with other team members.
Strong lease negotiating skills, evaluating tenant credit profiles when needed and experience working through the lease closing process with tenant Vendor management, including the Request for Proposal process, vendor selection and negotiation of vendor contracts for optimal pricing, timely completion, and thorough execution of work Ensure property maintenance duties and processes are well-documented and diligently followed Ensure tenant leases are followed and tenants are held to our property rules and regulations.
Understand and follow processes and procedures as it relates to tenant collections, terminating leases, lockout, and eviction if and when necessary in conjunction with Facilities Director and HR.
Ensure operational efficiency of electrical equipment, mechanical and other systems at all properties through timely inspection and repair Ensure that company premises and facilities are kept in safe, clean and proper working condition, and are maintained to Carnation Farms' high standards Communicate effectively with tenants, vendors, and other 3rd parties as a representative of Carnation Farms.
REQUIRED Skills & Qualifications Experience managing a portfolio residential assets including Project and construction management as well as financial KPI's and budget analysis background a plus Team player with a positive attitude and open mindset Proficient knowledge of electrical and mechanical systems Experience with or working knowledge of septic systems, both residential and commercial Proficient knowledge of blueprints, surveys, schematics and building plans Effective communication and people skills with the ability to effectively communicate with the facilities team, executive director, board members and other staff.
Self-disciplined and the ability to carry out a task or mission when given only high-level information Strong attention to detail Strong problem-solving skills, including the ability to identify issues, develop, research, and offer effective resolutions in a timely manner PREFERRED Skills and Qualifications General Contracting experience and/or licensure Knowledge and skill in automotive repair, specifically farm implements, a plus Knowledge and skill in maintaining wastewater treatment a plus Experienced in welding desired Experience in budgeting a plus Prior people management experience optional Other Requirements:

AA degree preferred.
Minimum five years' experience in the facility maintenance services field with at lease 1 year in a residential capacity.
Solid knowledge of landlord tenant laws in WA state Valid Washington State Driver's license.
Motor Vehicle Record check with no serious violations recorded.
Demonstrated knowledge and proficiency in all phases of carpentry, electricity, and plumbing.
Ability to use power and non-powered tools to make repairs.
Ability to troubleshoot and lead other technicians solving building maintenance problems.
Knowledge and willingness to work safely and lead others in safe procedures.
